Senior Quantity Surveyor

We are working with a rapidly growing development firm based in the UK, specialising in securing land for new-build affordable housing schemes. Their dedicated in-house construction team operates under JCT Design & Build contracts, delivering high-quality projects throughout England. They have an exciting opportunity for a Senior Quantity Surveyor to join their team at their Regional Office located in Birchwood, Warrington. This role provides a chance to contribute to multiple residential projects and play a vital role in driving our continued success.

Senior Quantity Surveyor Overview:

As a Senior Quantity Surveyor, you will oversee the financial management of several residential projects from inception to completion. Collaborating closely with the Commercial Manager, Managing Surveyor, and Group Managing Director, you will ensure that projects are executed within budget while adhering to the highest quality standards. Your responsibilities will span both pre-construction and post-construction phases, ensuring timely delivery and meticulous cost management and reporting.

Key Responsibilities:

- Contract & Risk Analysis: Conduct comprehensive risk assessments and approve all design information from consultants for each project package.

- Coordination: Work closely with consultants to coordinate all project package information, facilitating seamless project delivery.

- Procurement: Identify and purchase all subcontract trades and materials, ensuring optimal value is achieved and all prequalification criteria are satisfied.

- Tender Documentation: Create tender documents for subcontractor packages, materials, and equipment, and manage the appointment of all subcontractor and material packages.

- Cost Management: Monitor and regulate project costs, producing monthly Cost Value Reconciliations (CVRs), cash flow reports, and valuations. Ensure value for money while upholding quality standards.

- Project Reporting: Deliver weekly progress updates, produce subcontract and material procurement schedules, and manage project cash flow and budget adjustments.

- Quality Control: Oversee quality assurance processes, ensuring all subcontracted work complies with building control and structural warranty requirements.

- Subcontractor Management: Supervise and monitor subcontractor resources and work schedules, ensuring efficient and timely project delivery.

- Health & Safety Compliance: Ensure that all packages conform to health and safety regulations, with all work executed safely and compliantly.

- Project Documentation: Compile essential documentation, including warranties, certificates, testing and commissioning records, and O&M manuals.

- Site Meetings: Attend site and subcontractor meetings, providing support to ensure successful project execution.

Qualifications & Experience:

- A minimum of 5 years’ post-qualification experience (PQE) in Quantity Surveying, with expertise in JCT and NEC contracts.

- MRICS status or an equivalent professional qualification.

- Recent experience in commercial and contract management within the housing sector, including social housing maintenance, planned investment, or M&E works.

- Proven track record in managing financial performance, procurement, and contract negotiation in a high-volume housebuilding environment.

- Strong interpersonal and networking abilities, with the capacity for constructive dialogue.

- Excellent understanding of commercial and financial management systems, alongside strong organizational and analytical skills.

- Proficient in computer skills, particularly in Microsoft Excel.
