Role Overview:
As the Housing Commercial Manager, you will be responsible for managing all commercial aspects of housing projects, from pre-construction through to completion. You will oversee budgets, contracts, procurement, and project performance, ensuring that each project is delivered on time, within budget, and to the highest quality standards. This is a key role within the business, requiring a combination of commercial expertise, leadership, and a deep understanding of the housing sector.
Key Responsibilities:
- Manage the commercial performance of housing projects, including cost control, procurement, and financial reporting.
- Lead the negotiation and management of contracts with suppliers, subcontractors, and consultants.
- Develop and maintain project budgets and ensure projects are delivered within the agreed financial constraints.
- Provide accurate and timely forecasts, identifying potential risks and opportunities.
- Monitor and manage project performance, ensuring adherence to timelines, quality standards, and client expectations.
- Work closely with internal teams, including construction, design, and operations, to ensure successful project delivery.
- Provide regular updates to senior management on project status, budgets, and risks.
- Ensure compliance with health, safety, and regulatory standards.
- Line manage the Senior Quantity surveys in your team.
Skills & Qualifications:
- A degree in Quantity Surveying, Construction Management, or a related field.
- Proven experience in a commercial management role within the housing or construction sector.
- Strong knowledge of contract law, procurement, and budgeting.
- Excellent negotiation, communication, and leadership skills.
- Ability to manage multiple projects simultaneously, with a keen eye for detail.
- Strong problem-solving abilities and a proactive approach to risk management.
- Professional qualifications such as RICS (Royal Institution of Chartered Surveyors) are highly desirable.
